Quail West Golf Membership Transfer and True Home Cost

August 13, 2026

In July, three estates came to market together on Sunnyslope Drive in Quail West, each fronting the same fairway on the Lakes Course, each within a few hundred yards of the other two, listed by the same team for a combined $11.7 million. Three homes, one street, one golf course view, one listing team. On paper that should be about as clean a comparison as North Naples luxury real estate gets.

Club membership status is one part of a buyer's total cost. Depending on whether the existing membership transfers, the difference from a new initiation can be $225,000.

Why Membership Status Matters in a Quail West Sale

Quail West requires every property owner to hold a club membership. There is no opting out and no buying a home here purely for the real estate. That structure means the membership status of a resale is not a lifestyle add-on. It is part of the transaction, and it can be the more expensive part.

A new Full Golf Membership currently carries a $250,000 initiation fee, on top of $24,940 in annual operating dues and capital dues that run $2,000 to $4,000 depending on category, according to the club's own 2025-2026 membership fee schedule. The minimum required House Membership, the floor for anyone who owns property here without golf privileges, runs $100,000 to initiate with $13,100 in annual dues.

Here is where the resale market changes the math. If a seller's Golf Membership is transferable and conveys with the home, the buyer pays a $25,000 transfer fee instead of the $250,000 initiation. That is a $225,000 swing on the exact same fairway view, the exact same square footage, sitting on top of whatever the two houses cost to build.

House Memberships work the same way at a smaller scale: a $10,000 transfer fee in lieu of a new $100,000 initiation.

The Membership Math, Side by Side

Membership Tier New Initiation Annual Dues Transfer Fee on Resale
Full Golf $250,000 $24,940 operating, plus $2,000 to $4,000 capital $25,000
House (mandatory minimum) $100,000 $13,100 operating $10,000
Golf-in-Waiting Holds House level until conversion House-level dues Converts as Full Golf slots open

These figures are not shown in a price-and-square-footage search; buyers can ask the club or review the resale disclosure to compare them.

Full Golf Membership Availability

Full Golf Membership at Quail West is not simply expensive. It is frequently full. The tier is capped, and new applicants often enter what the club calls a Golf-in-Waiting program: full House Membership privileges plus expanded off-season golf access, with a documented path to Full Golf as space opens.

That scarcity is exactly why a transferable membership adds real value to a resale rather than being a paperwork footnote. A buyer who can skip the waitlist entirely by acquiring a home with a transferable Golf Membership is not just saving $225,000 in fees. They are buying certainty in a category where certainty is the thing being rationed.

Other Costs Beyond the Listing Price

Membership isn't the only line item that lives outside the headline number. The same 2025-2026 fee schedule lists a Master HOA assessment of $8,770 annually, a cable and internet charge of $1,663, and a lot transfer fee equal to half of one percent of the sale price, due at closing on top of any club transfer fee.

What Quail West does not charge is arguably more useful context. The club operates debt-free and member-controlled, with no Community Development District in place, meaning residents avoid the CDD bond assessments that add a separate, often decades-long line item to tax bills in many other Southwest Florida golf communities. For a buyer comparing Quail West against a CDD-financed community elsewhere in North Naples or Bonita Springs, that absence is worth pricing into a long-term ownership comparison, not just the closing statement.

One Community, Two Tax Bills

Quail West's roughly 1,180 acres straddle the Lee and Collier county line, with the northern third of the community sitting in Lee County and the southern two-thirds in Collier. Property tax rates differ between the two counties, which means two homes of similar size and finish level inside the same gates can carry different annual tax bills depending purely on which side of an invisible line the lot falls. Buyers comparing homes can check which county each lot is in and review its current tax bill.

What the Record Sale Actually Tells You

In April 2026, 4300 Brynwood Drive closed at $11,300,000, the highest recorded sale in Quail West's history and a 32 percent premium over the previous community record of $8,550,000, set in September 2023. Read on its own, that looks like a straightforward story of appreciation.

Layer in the rest of the data and the story gets more specific. Across 2025, 36 single-family homes sold in Quail West at an average price of $4,447,185, or roughly $920 per square foot, on homes averaging 4,917 square feet. As of June 2026, the 21 properties actively listed carried an average asking price of $4.7 million at roughly $974 per square foot, a modest but real step up from the 2025 closed average. That gap between what sold last year and what sellers are asking this year is typical of a market where inventory is tight and sellers are pricing ahead of the last comparable sale rather than behind it.

The broader Naples market backs up why that pricing confidence exists. A May 2026 market report on the wider Naples luxury segment noted that golf community real estate remains one of the strongest categories in the market, with communities offering immediate membership access continuing to draw substantial buyer interest as inventory stays limited. In a capped-membership community like Quail West, that dynamic cuts two ways: it supports price growth on the real estate side, and it raises the stakes on whether a specific home comes with membership access already attached.

The record $11.3 million sale and the $11.7 million combined Sunnyslope Drive listing both sit at the top of that range, and both are the kind of properties where a transferable membership or a documented conversion path is worth confirming line by line rather than assuming.

Four Questions Worth Asking Before You Compare Two Quail West Listings

  1. Does the listed price include a transferable membership, and if so, which tier: Full Golf or House?
  2. What have the annual capital dues run over the trailing three years, and is any special assessment pending at the club level?
  3. Which county does the specific lot sit in, Lee or Collier, and what does that mean for the current tax bill?
  4. Is the Full Golf tier currently open, or would a new owner enter the Golf-in-Waiting program, and how long has that bridge period been running recently?

None of these questions show up in a standard MLS printout. All four change the real number a buyer is comparing.

How Membership Status Affects Total Cost

Two homes on the same street, facing the same course, at nearly the same price per square foot, can still represent two very different purchases once the membership line is factored in. Median prices and price-per-square-foot figures do not account for membership status. That means the sale price alone does not tell the whole cost story.

For buyers comparing Quail West against Grey Oaks, Mediterra, or any other capped-membership community in North Naples, that same question, transferable or not, is worth asking on every single listing, every single time.
